Object 2: Land plot, area: 2 600 sq. m, category of lands, lands of settlements, types of permitted use: for administrative building with outhouses, cadastral number 73:24:041802:55, located at: 15 Andreya Blazhennogo ulitsa, Ulyanovsk, Ulyanovsk region;
Object 3: Building, area: 1 154,5 sq. m., purpose: nonresidential, number of floors: 4, including underground 0, cadastral number: 73:24:041802:459, located at: 15A Andreya Blazhennogo ulitsa, Ulyanovsk, Ulyanovsk region;
Object 4: Land plot, area: 778 sq. m, land category: land of settlements, types of permitted use: building of administrative and household unit, cadastral number: 73:24:041802:390, located at: 15A Andreya Blazhennogo ulitsa, Ulyanovsk, Ulyanovsk region;
Object 5: Movable property, namely: air-conditioning system, fire extinguishing system, UPS, diesel generator set, uninterruptible guaranteed power supply system, heating system control assembly (the list of movable property is specified in the Appendix to the information message).
- A mandatory condition for the conclusion of the contract of sale is the conclusion with the Winner/single participant of the auction of a lease agreement for non-residential premises of Object 1 and Object 3 under the form, which is annexed to the auction documentation, under the following conditions:
- Object lease - non-residential premises with a total area not exceeding 3,776.9 sq. m, viz:
- Object 1 - non-residential premises with a total area of 2 622.4 sq. No. 1-17, 32-33, 37-50 in the basement; No. 1-2, 10-14, 16-17, 19, 28-29, 59-63, 74-97 on the 1st floor; No. 1-5, 7-13, 16-18, 20-23, 28-29, 31-32, 53, 55-56, 58-84 on the 2nd floor; No. 1-12, 15-17, 20, 27-33 on the 3rd floor; No. 1-6, 8-21 on the 4th floor (the scheme of premises is attached).
The rental fee for the Object 1 - 393 rub./sq.m. per month with VAT 20%.
- Object 3 (in full) - non-residential building, area: 1154,5 sq.m.
The rental fee for Assets 3 amounts to - 343 rub. / sq. m. per month with VAT 20%. Rental rate includes payments for the use of premises and land, including payment for services for operation and maintenance of life support systems of the premises;
- Communal services (use of electricity, water, heat and sewage) shall be paid by the Lessee separately on the basis of meter readings and payment documents issued by supplying and servicing organizations according to the current rates and regulations, without any additional charges from the Lessor;
- The lease term is 2 years with a possibility of early termination unilaterally out of court at the request of the Bank, provided that the Buyer is notified in writing not later than 2 (two) months prior to the date of termination of the contract, without any penalties;
- Access to Object 3 is provided via the land plot of 3,380.7 sq. m located at the address: Ulyanovsk, 15, A.Blazhenny St., cadastral number: 73:24:041802:38, which is in municipal ownership and used by the bank on the basis of the land plot lease agreement No. 24-4-00 8196 dated December 26, 2002;
- Part of premises No. 13 on the floor plan with an area of 12.6 sq.m. in Object 3 and technical premises (workshop) with an area of 17.8 sq.m. in Object 1 are leased to LLC "Modern Technologies" under the short-term non-residential premises lease agreement No. 970187 dated March 01, 2016, valid until October 21, 2021. The lease fee per month is 10,191 (ten thousand one hundred ninety-one) rubles 16 kopecks;
- Object 1 has the status of cultural heritage, according to the protection obligation №С-10-21 of the owner of a non-residential building, which is an object of cultural heritage (a historical and cultural monument), or part of its non-residential premises from May 11, 2010. In 2013-2014, construction works were carried out. The historical part of the building was rebuilt, only the historical southern facade was preserved and restored.
